Booking Terms & Conditions

Samastiti Villas — Lovina, Ubud & Bingin, Bali.

These Terms & Conditions apply to all bookings made directly through samastitivillas.com or with our reservations team. By confirming a booking, the lead guest accepts these terms on behalf of everyone in their party.

1. Bookings & Payment

  • Full payment is required at the time of booking to confirm your reservation.
  • Your booking is confirmed once payment is received and you have been sent a booking confirmation by email.
  • Rates are per villa per night and include the number of guests stated on the booking. Additional guests are not permitted unless agreed with us in writing in advance.
  • The lead guest must be at least 18 years old.

2. Cancellations & Refunds

  • 30 or more days before check-in: 80% refund of the total booking value.
  • Less than 30 days before check-in, or no-show: no refund.
  • Refunds are made to the original payment method. Any payment-processing fees are non-refundable.
  • Unused nights following an early departure are not refunded.
  • We recommend guests take out travel insurance covering cancellation, medical costs and personal belongings.

3. Check-in & Check-out

  • Check-in: from 3:00 PM. Check-out: by 11:00 AM.
  • Early check-in or late check-out may be possible on request, subject to availability.
  • Photo ID (passport) is required at check-in, as required by Indonesian regulations for guest registration.

4. House Rules

  • No smoking indoors. Smoking is permitted in outdoor areas only.
  • No parties or events. Gatherings beyond the registered guests are not permitted without our prior written approval.
  • No pets.
  • No outside visitors. Only guests registered on the booking may access the property.
  • Quiet hours: 10:00 PM – 8:00 AM. Please respect our neighbours and other guests.
  • The maximum occupancy as stated on the booking must not be exceeded. Breach of house rules may result in termination of the stay without refund.

5. Living in Bali — What to Expect

Our villas are set in tropical, natural surroundings. The following are a normal part of life in Bali and do not entitle guests to a cancellation, refund or compensation:

  • Noise from the neighbourhood, construction, ceremonies, roosters or local events.
  • Temporary interruptions to electricity, water, gas, air-conditioning, TV channels, internet or WiFi caused by utility suppliers or weather.
  • Natural elements such as leaves, dust, spider webs, geckos, lizards, mosquitoes, flies and other insects or animals, indoors or outdoors.
  • A pool temporarily affected by heavy rain, and normal wear and tear of the property.

We resolve any issues as quickly as we can — please report anything to our team immediately and we will do our best to fix it promptly.

6. Damage & Guest Responsibility

  • Guests are responsible for the villa and its contents during their stay. Damage, breakages or excessive cleaning beyond normal use will be charged at cost.
  • Please lock doors and windows when leaving the villa. We are not responsible for loss of money, valuables or personal belongings.
  • Exterior security cameras operate on some properties for safety. There are no cameras in indoor or private areas.

7. Safety & Liability

  • Pools are unfenced and unsupervised — children must be supervised by an adult at all times. Use of pools, beach access and all facilities is at guests’ own risk.
  • Some properties are beachfront or near natural bodies of water, and some (such as our Ubud treehouse) involve steps and uneven paths that may not suit guests with limited mobility — please ask us before booking if you have any concerns.
  • To the extent permitted by law, Samastiti Villas is not liable for personal injury, or loss or damage to guests’ property, except where caused by our negligence.

8. Force Majeure

We are not liable for failure to provide the accommodation due to events beyond our reasonable control (including natural disasters, volcanic activity, epidemics, government restrictions or utility failures). In such cases we will offer to move your dates or provide a credit where possible.

9. Our Right to Refuse or End a Stay

We may refuse or terminate a booking, without refund, where guests breach these terms, exceed the permitted occupancy, hold unauthorised events, or behave in a way that endangers the property, staff, neighbours or other guests.

10. Bookings via Third-Party Platforms

If you booked through Airbnb, Booking.com, Expedia, Trip.com or another platform, that platform’s payment and cancellation terms apply to your booking. Our house rules (sections 3–9) apply to all guests staying at our properties.

11. Governing Law

These terms are governed by the laws of the Republic of Indonesia.
